First up is a reopening of sorts. <a href="https://thex2bus.blogspot.com/2019/09/coming-soon-to-h-street-pizza-egg-rolls.html">The Pursuit Wine Bar</a> is relocating to 1025 H Street NE after 5 years at 1421 H (now the home of Ella Grace). Pursuit was always a chill, relaxing place for a glass to me, based on the few times I visited. I haven't acquired the square footage counts, but the new space looks to be much larger and is a coveted corner spot. The renderings also indicate one of those big wall windows that would allow you to sit at the outside bar and order from the inside bartender. I love those.</div>

I have exclusively been a client of <a href="https://www.freedbodyworks.com/">Freed Bodyworks</a> pretty much since they opened and that won't change anytime soon. Super, high praise shout out to their staff, comfortable & inclusive setting, and yes, the therapeutic bodywork and other services. Amazing place and I'm not shameful about this plug! This isn't a paid advert, because I don't really do that sort of thing, but I just love that place.<br />

That being said, there looks to be a new massage therapy business opening their first DC location this fall. <a href="https://massageluxe.com/">Massage Luxe</a> is a Missouri-based national chain expanding into the DC area for the first time. There are several stores in Virginia, Pennsylvania, and many other states. The DC location is 609 H Street NE, directly across the street from Whole Foods. They are <a href="https://massageluxe.com/locations/washington-dc-northeast/">offering hella cheap deals for their grand opening</a> as of this writing. They look to open before the end of 2019.<br />

Finally, there is the <a href="http://glassstache.com/">Glass Stache</a>. I think we used to call these head shops, but Glass Stache is self described as a "retail glass pipe and accessories store." The original location is in Alexandria and this looks to be a second location, not a move. The location is 1111 H Street NE, the tiny residential tower that built right up to 1115's balconies and essentially nullified them as balconies. Ouch. Anyway, Glass Stache joins a few other similar shops on H Street NE in selling glass smoking products, CBD stuff, and vape wares.</div>

San Francisco based Neapolitan pizza maker <a href="http://www.mozzeria.com/">Mozzeria</a> is set for the Baldwin building at 1300 H Street NE. Mozzeria looks great with a classic & simple menu of 12 inch wood fired pizzas, --including vegan pies (yessssssssssssss)-- small plates, and the all important after-dinner coffee service. I finally caught up and read this <a href="https://www.washingtonpost.com/lifestyle/2019/07/08/she-proved-them-wrong-deaf-couple-opened-pizzeria-san-francisco-with-all-deaf-employees-dc-is-next/">WaPo article about the founders</a>. So cool to get to know the story of the owners of a place before they open in the city. Just like the SF restaurant, the DC store will be fully staffed by deaf workers, making it the second business on H (Starbucks) dedicated to hiring primarily deaf and hard of hearing staff and management. The restaurant will have around 100 seats, give or take. They look to open in early 2020.</div>

Just a few doors down at 1322 H Street NE, another comfort food purveyor is preparing to open, this time with egg rolls. Yes, the world's most ubiquitous appetizers IS the menu of Alexandria, Virginia's Meggrolls. <a href="https://meggrolls.com/">Meggrolls</a> looks to serve about a half dozen different large size egg rolls as well as a few sides. None look remotely vegan <a href="https://meggrolls.com/menu/main/">on the menu</a> at this time. They will be in the space that was the long time home of Shawafel and recently the short lived Red Ginger Jamaican restaurant. Meggrolls is planning for a fall 2019 opening.</div>

<a href="http://www.jerkatnite.com/">Jerk at Nite</a> looks to make the jump from popular food truck to permanent brick & mortar restaurant at 1100 H Street NE. It appears they have had dine-in locations at Howard U, and a few partnerships/pop-ups, but a lot of the presence recently has been via the food truck. The cuisine is self-described as "Jamaican-infused treats with an exotic mix of Mexican and American soul." Nothing vegan/vegetarian on the mains, but perhaps some of the sides-- we'll see.</div>

Seems as though this move may have planned for a while, as as the food truck owners made an <a href="https://www.instagram.com/p/BqdfPjrlgbS/?utm_source=ig_web_copy_link">IG post</a> from nearly one year ago foreshadowing an H Street opening. They also have recent IG posts indicating they are in the final stages of design and build out, in addition to licensing and permitting. So, we could be getting the H Street location sooner than later. 1100 H was last home to Madison Cleaners. </div>

Tear-down and constriction has recently enveloped the property at 920 H Street NE, the former site of Park's Hardware. The store closed four years ago and the property has remained vacant since.</div>

It's known for being run by chef JR Robinson of Hell's Kitchen fame. The website describes the menu as "prepared ... for every taste." <a href="https://kitchencray.com/menus/">Main courses </a>include chicken & waffles, catfish & grits, and lobster mac.</div>

A few blocks west is 501H, a 28-unit apartment building located at, well, 501 H Street NE. <a href="https://douglasdevelopment.com/properties/501-h-street-ne/">Douglas Development recently released</a> the list of retail tenants for the space: <a href="https://www.corepoweryoga.com/">CorePower Yoga</a>, Why Hotel, and Chase Bank. CorePower Yoga is the only business of the three that has signage up at the moment.</div>

<a href="https://whyhotel.com/">Why Hotel</a> is <a href="https://www.usatoday.com/story/travel/hotels/2018/07/18/pop-up-hotels-whyhotel-new-alternative-airbnb-and-hotels/794808002/">described as a "pop-up" hotel</a>. They lease units in new apartment buildings to take up space in the typically high-vacancy period after a larger residential building opens. I'm a bit surprised they're planning to be in a 28 unit building, but these arrangements seem to be temporary (one to two years), and I guess leasing out empty units for any amount of time is good for the building owners. The rooms at Why Hotel's <a href="https://whyhotel.com/washingtondc/">K St NE pop-up</a> are running $200-$250 per night. </div>

The original Flats at Atlas building opened in 2012 with 257 units and 3,450 square feet of retail. The new building, Phase II, is located at 1676 Maryland Ave NE, just east of the current site. There is an empty lot there at the moment. A joint venture with Kettler & Westbrook Partners acquired the current building and the adjacent lot for $95,000,000 almost exactly three years ago.</div>

Phase II is expected to add another 325 units and be 5 stories tall, with no new retail. This second building has always been planned to accompany the original building, so many of the amenities like on-site parking deck were built to accommodate the total number of apartments. I have yet to see renderings or a site plan for Phase II, but there was an ANC meeting about two years ago outlining the outer rim landscape architecture changes. The main takeaway is that whatever comes next won't deviate too much from the original design.</div>

As a reminder, here was the proposed landscape implementation for Phase II:</div>

<li style="text-align: justify;">Adding new trees along Maryland Ave on the streetside of the sidewalk.</li>
<li style="text-align: justify;">Eliminating existing curb cuts on the new side of the property. No new vehicle entrances will be needed because the current driveway will be shared and the parking garage already exists.</li>
<li style="text-align: justify;">Adding more streetside lighting in the form of tall ornamental "shepherd's hook" style streetlights, similar to what already exist around Flats Phase I. </li>
<li style="text-align: justify;">Lighting will be added on the Maryland Ave, 17th St, and K Street sides of the new building.</li>
<li style="text-align: justify;">Two inner rows of shorter trees and low shrubs between the sidewalk and the building (i.e. the building won't edge right up to the sidewalk).</li>
<li style="text-align: justify;">Maintaining 9-foot wide sidewalks on Maryland Ave and 6-foot sidewalks on K St and 17th St.</li>
<li style="text-align: justify;">No new retail in the second phase. The new building will be 100% residential.</li>

The current permits are for water and gas main hook-ups, managing (eliminating) old curb cuts, new sidewalks, new lighting, and generally basic infrastructure improvements to get the site ready. Seems like we're still a ways off from delivery of an occupiable building, but I can't see them sitting on this property for too long as other residential projects start to get proposed and built in and around Carver Langston.</div>

It's lovely, bold, colorful, and we deserve more murals like this in Carver Langston. But there's just one thing about this one...</div>

As you may know, on paper, Carver Langston is really two neighborhoods. Carver is the triangular shaped part of the neighborhood north of Maryland Ave NE, going up to the Arboretum. Langston is the part of the neighborhood south of Maryland, going down to Benning Road.</div>

Carver's namesake is a person most of us learned about in elementary school, <a href="https://www.britannica.com/biography/George-Washington-Carver">George Washington Carver</a>. Carver was one of America's top intellectuals and inventors of the early 20th century.</div>

Langston takes its name from the <a href="https://www.culturaltourismdc.org/portal/langston-terrace-dwellings/hilyard-robinson-african-american-heritage-trail">Langston Terrace Dwellings</a> (c. 1938), one of the first federally funded housing communities in the United States. And in turn the Dwellings were named after <a href="https://history.house.gov/People/Detail?id=16682">John Mercer Langston</a>. Langston is a remarkable figure. Among the long list of accomplishments are Dean (and founder) of Howard University Law School, Vice President of Howard U, U.S. Ambassador to Haiti, and the first black person to represent Virginia in the U.S. House of Representatives (overcoming a nefarious, racist ex-Confederate from his own political party as well as election fraud from the other party). But he's not the Langston pictured on the mural. That distinction belongs to Langston Hughes. Hughes was one of America's top writers in the early and mid 20th century, including poetry, novels, and popular essays. Hughes was born James Mercer Langston Hughes, and is on the John Mercer Langston family tree. However, they are absolutely two very different people from different eras.</div>

My best understanding is the artist received a commission from Flats at Atlas apartment building and somehow they ended up on Langston Hughes as the main historical character. And that was that. By the time any discrepancy was noticed (apparently the day I mentioned it to the artist), the commission was well on the way to delivery. Now we have a great mural of Langston Hughes. </div>

I LOVE THE MURAL! Hughes is obviously worth acknowledg<span style="text-align: justify;">ing and is famously the </span><a href="https://www.busboysandpoets.com/about/" style="text-align: justify;">inspiration for the name of a DC restaurant empire</a><span style="text-align: justify;">. I</span> believe it was just an honest mistake associating Langston with Langston, and momentum carried it forward. I'm not mad though. We have a mural by one of the DC area's top muralists. The mural is located on the south side of the Flats at Atlas apartment building, 1600 Maryland Ave NE. Take the X2 bus or DC Streetcar to 15th Street and walk towards the CVS store.<br />

Carver Langston now has a second Capital Bikeshare station. A new station opened yesterday at the corner of 17th Street and Maryland Avenue Northeast. This is the second station for Carver, with the first being a highly trafficked 14 dock station at Starburst Plaza. The new station has 19 docks and is closer to the residential center of the neighborhood. It's adjacent to Aldi Food Market and near Hechinger Mall (Safeway, Ross, Modell's, Payless, etc). The Washington Metropolitan Transit Authority is moving. The iconic(?) Jackson Graham Building in Judiciary Square has been the Metro HQ since 1974. However, the agency has been looking to move into a space that better fits its future: the consolidation of office spaces. They decided to sell the Judiciary Square building, a process that should begin early next year.</div>

The new HQ will be in a currently empty, c.1965 office building at 300 7th St SW in L'Enfant Plaza. This is across the street from a Metro rail entrance, near several Metro bus lines, and across the train tracks from a VRE station. The building was previously the longtime home of the USDA. It will eventually become the work home for 1,300 WMATA employees & contractors when renovations are completed, likely sometime in late 2020 or early 2021.</div>

The Jackson Graham Building is in a **prime** spot. It takes up a whole block and is in a nexus location that can credibly claim Chinatown, Gallery Place, and Judiciary Square. It straddles an area that is heavily institutional in nature (most of Judiciary Square) and an entertainment district full of retail, residential, sports, and even museum properties (Penn Quarter & Gallery Place). </div>

Pending a likely zoning change, the site could be very attractive for many buyers, both public and private. Considering that the estimate WMATA came up with for the complete renovation of Jackson Graham Building was up to $90 million, you'd have to imaging that the new buyer will look to demolish and build anew on the site. One use it likely won't have is park or open space. Someone will build here. I'm very interested in following this process, so stay tuned for more updates. </div>

That's great to see retail added to a building on Bladensburg (even if this building's retail is actually along the Florida Ave side). The retail at Flats at Atlas has never been filled along Bladensburg, and current plans for Atlas II don't include retail, so I was starting to wonder if new builders would take the chance. It makes sense, Bladensburg is a true mixed use corridor. It straddles two dense residential neighborhoods. It deserves a chance at great housing and accompanying retail & services.</div>

Bladensburg Road is also steadily adding a few residential units at a time. In addition to Delta Towers (technically 808 Bladensburg Rd NE), there is 1164 Bladensburg, a 65 unit seniors community under construction just a few blocks up the road (also <50% and <30% AMI). This stretch of Bladensburg Rd between Benning Road and Mount Olivet Rd is so interesting. It's a mix of industrial, housing, institutional, and commercial uses. I think more offices and residential will come, followed by retail. As much activity as Benning Road is seeing Bladensburg is right behind.</div>

<b>Carver is a bit safer for pedestrians.</b></div>

DDOT has made quite a few upgrades to 19th St NE in Carver this summer. Earlier this year, they added ADA accessible curb ramps to each intersection from Benning Road to M Street. And just in the last few weeks, they've added new pedestrian-crossing stripes as well as a new road surface to the block of 19th between I Street and Maryland Ave. </div>

<b>Damaged Streetcar station reopens</b></div>

The eastbound 3rd Street NE DC Streetcar station sat closed for nearly 15 months. A Megabus destroyed it in an April 2017 collision and the station remained closed during the construction of an adjacent apartment building. It finally reopened on August 7th, 2018.</div>

Dangerously Delicious Pies added a second floor to their shop, in the form of a new bar and music venue. ABRA placards are up for two new restaurants on H Street. The storefront at 1357 H Street NE has DC Culinary Academy, LLC seeking an alcohol licence using the trade name The Outsider. The Outsider will be a Japanese restaurant with cocktails, beer, and wine. Requested total occupancy load is 50 people. </div>

Back in July we noted that Red Boat Vietnamese Fusion had placed signage at the old Micho's space. Red Boat is a Baltimore based restaurant looking to expand into the DC area. I can't wait to eat all the rice bowls and tofu banh mi sandwiches, so would love to see this happen sooner than later. Also, RIP Micho's Lebanese Grill. 500 H St NE.</div>

The project (unsure if there is a clever name awaiting) is currently planned as for sale condominiums. It would be 5 stories tall on the Benning Road side, although it is unclear to me if the developers won a variance to include a significantly set back penthouse level. The 31 total units would range from 0BR efficiencies to 2 BRs. The rendering reminds me a little bit of the <a href="https://www.borgermanagement.com/majestic-apartments-washington-dc/gallery">Majestic</a> in Mount Pleasant or <a href="http://www.highlandparkdc.com/photogallery.aspx">Highland Park</a> in Columbia Heights. I will update this story as the building progresses.</div>

<i><i><b>X2 Benning Road-H Street</b>: All weekday midday trips will operate between Minnesota Avenue Metrorail Station and Lafayette Square. To improve reliability, the time between weekday midday buses will increase from 10 minutes to 12 minutes.</i></i></div>

<i><b>X9 Benning Road-H Street Limited</b>: New weekday midday limited-stop Route X9 MetroExtra service will operate every 15 minutes between the Metro Center and Minnesota Avenue Metrorail stations.</i></div>

What it means: Since the X9 previously ran as a rush hour only bus, we're getting more trips downtown during the midday and lunchtime hours. This is awesome. The X9 does make several clustered stops from 19th St NE to 14th St NE, but as a limited stop bus, I generally find it much, much faster than the X2 for trips between Carver Langston and downtown DC. </div>

The slight reduction in X2 service --midday buses every 12 instead of every 10 minutes-- will be offset by the additional X9 buses and the fact that the midday X2 route will have all buses ending at Lafayette Square; versus ending some buses at Gallery Place.</div>

Regarding Circulator, there are BIG changes. My beloved Union Station to Navy Yard route has been unceremoniously ousted. This was my favorite way to get to Nationals games-- DC Streetcar to Union Station, then a $1, non-crowded bus ride to the stadium. Sure, it took forever, but it was carefree, easy, and cheap. It was also the only direct, one seat bus connection from Northeast DC to the baseball stadium.</div>

This route has been altered to run from Eastern Market down to M Street SE, past Nationals Park, Waterfront Metro station, the Wharf, and ending at L'Enfant Plaza (7th and D SW). I mean, it's fine. It's <i>fine</i>. But I'll miss the direct connection to Union Station.</div>

The other major route alignment is the old Potomac Avenue to Skyland. Skyland is now completely out of the picture, as this route has been repurposed to link Congress Heights to Union Station. The new route will run from Congress Heights Metro station, up Alabama to Stanton Rd, up MLK, across 11th Street Bridge, through Eastern Market, ending at Union Station. </div>

This is part of a stunning turn of events for the Skyland section of the city, which is still home to a big development project, but which previously lost a commitment from Walmart to open there, throwing the development into turmoil. Everything seems to be back on track for building new retail and residential units on the Skyland site, but the loss of Circulator link to the Anacostia and Eastern Market Metro stations is an unfortunate byproduct. Perhaps if the new development delivers on the 500 units originally envisioned, new transit options will be reintroduced. Not to mention the thousands of people that already live on the Good Hope corridor. They deserve transit services, too.</div>

The Coda on H is a 112 unit apartment building located at 315 H Street NE. There are studios, 1BRs, and 2BRs. Sample rent: a 536 sq foot 1 BR on the 5th floor, facing H Street, is currently online for $2,122/month. The current range for available units is $1,800 to $4,345. The ground floor still needs work, but they are currently accepting leases. This building is walking distance to Union Station and also has an eastbound DC Streetcar stop at the front door. 7,000 square feet of ground floor retail is planned.</div>

Avec on H (and no, I'm not a fan of any of these names) is currently the largest residential building under construction on H St NE at 420 units. It spans two city blocks from 8th to 10th Streets. Just based on the eye test, it appears that they are a little over half way to topping out. It will eventually be 8 stories tall and include 44,000 square feet of retail on the first floor. No word on the rent range here.</div>

The Baldwin (1300 H Street NE) will have 33 units for rent. This is the site of the former R.L. Christian Public Library. In a rarity, all of the units here will be on an affordable scale; for households making up to either 50% or 80% of the area median income. One of the many ongoing active build sites along H Street NE is happening on one of the most heavily redeveloped blocks. The 600 block of H Street NE is already home to two large apartment buildings, the Apollo (430 units) and Anthology (307 units). The simply titled 7|H building looks to bring 23 more units to the block, likely in the form of condominiums. </div>

<a href="http://rockcreekpg.com/?properties=7h">Rock Creek Property Group</a> has set in on the build out, which is basically a tear down of all but a symbolic facade of the previous two level structures that made up the corner. The new building will be six stories tall and include retail totaling 14,000+ sq ft on the lower, first, and second levels. Just based on the eye test I'd guess the building will deliver late, late 2018 or early 2019. The 23 units in 7|H units would bring the total number of housing units on this one block to 760. Not every block can be this dense, but we should try to bring more, larger, and affordable units to the corridor. The city needs diverse housing units, and more of them.</div>

Target plans to open a small format store in Ivy City [<i><a href="https://www.bisnow.com/washington-dc/news/retail/target-to-open-67k-sf-store-in-ivy-city-85461">Bisnow</a></i>]. If you've ever been to the Target in Columbia Heights (which turns 10 years old next week), you know that it is busy. I mean, very busy. At all open hours. It's also a very large store at 180,000 square feet. The Ivy City store will come in at 67,000 square feet, less than 40% the size of the Columbia Heights store.</div>

The location of the new store will be New York Ave at 16th St NE, just across from Petco. This is adjacent to the first stop on the downtown bound D4 bus. Walking, this is about a 30 minute, 1.5 mile walk from Carver. Plans are for the store to open on 2020, which seems ambitious, but I guess we'll see. </div>

GRK Fresh is set to open at 1000 F Street NW this spring. As the name suggest, this is a fast casual restaurant with Greek food, all centered around the gyro, or "yeero." The Daily Rider bike shop reopened last week in the Apollo apartment building at 600 H Street NE. They were previously a few blocks down at 1108 H (now a spin studio). V Street, the vegan street food concept from Philadelphia, is tuning it pitch just a bit. The owners have secured a spot in the Apollo Apartment building at 6th and H NE; the same building as Whole Foods and Wydown Coffee. I was really loving the idea of the <a href="http://vstreetfood.com/menu/dinner/">causal street food vibe they presented with V Street</a>, but I can appreciate a little diversity in the scene. There are definitely places to get both the counter-service-casual and table-service-sit-down all vegan experience. On the casual side you have places like NuVegan (aka Woodlands), Sticky Fingers, Khepra's, Shouk, Hip City Veg, Fruitive, and Senbeb. And if you want a solid sit down meal, Fare Well, Evolve, Elizabeth's Gone Raw or Todd Gray's Vegan Brunch are all very satisfying. Looking at the offerings, there is probably room for another fancier vegan restaurant in DC. And it's great that they are opening in northeast and walking distance from Carver. Awesome!</div>

This property had been a vacant property for some time even beofre that. It's <a href="http://www.loopnet.com/Listing/18669353/1214-H-Street-NE-Washington-DC/">listed as having nearly 2,000 square feet</a> of rentable space, but it's not clear if the store will encompass one or two floors. Probably both. The store is clearly not close to opening just yet, but with <a href="https://the-c-a-t-walk-boutique.myshopify.com/">C.A.T.Walk Boutique</a>, <a href="https://www.the-chicshack.com/">Chic Shack</a>, and other quality clothing stores already on H Street, or nearby, I love the trend. Good stuff.</div>
